HOUSE HUNTING!!!


I wanted to come on here and give you all a few tips when house hunting. I went house hunting with my partner and family a few weeks ago to look at some rental properties. You need to have a few things in mind before and during a walk through. Below I will list some easy and quick tips that will help you during your house showings and will relieve some possible stress during the process.

1. Identifying your housing needs
 Before you book your house visits make sure to identify all that you need in your property. Pick what homes you want to visit based on your identified priorities. Use these to help you decide the top 10 homes you want to visit.

2. Create a Checklist
Create a checklist that you will bring with you while you tour various homes. This check list will help you eliminate the homes you are unsure of and will help you save time at each house. 

3. Focus on the things you can't change
Don't focus directly on the hardwood floor that you don't like. These can all be changed, you should have a budget for construction costs and upgrades you might desire. Look at the bigger things like small windows in the basement that can't be enlarged or pipe work that will take over 100k to change or even the deep stench of smoke that is embedded in the walls. If you focus on surface level issues you will never find your dream home.

4. Pay attention to the neighbourhood  
As much as you love the infrastructure of the home, take a good look at the area. Who are your neighbours going to be? Is this a good place to raise kids? If you hate the surrounding area, you won't enjoy living in your new home. 

5. Take Photos 
Take photos to help you remember the things you love most about the place. The photos I took at this Niagara home showed the new upgrades they had. Hence the new tile and fixtures in the bathrooms.

6. Create a pros and cons 
At the end of your viewings, create a pros and cons list for all the homes you visited. This will help narrow down your search, come up with your top 3 homes and go from there.
